Bridges of Northwood transforms a former mall site into a thoughtfully planned residential community designed to provide attractive, market-ready homes in a cohesive neighborhood setting. During the first phase of construction, the owner faced an unexpected challenge when the original unit layouts were found to be noncompliant with code requirements, requiring a new design team to quickly step in and keep the project moving.
AVID Architects redesigned the remaining residences on an accelerated schedule, bringing every floor plan into compliance while preserving the exterior appearance established during the first phase of construction. The updated layouts also improved the appeal of the homes, including higher living room ceilings in the single-story units brighter, more open interiors.
By combining technical expertise with a responsive design process, AVID quickly secured permits for the redesigned units and allowed construction to continue with minimal disruption. When complete, Bridges of Northwood will include 114 for-sale residences across 20 residential buildings, delivering a cohesive neighborhood that remained true to the project's original architectural vision.
