Replacing a collection of deteriorated homes and duplexes, East 93rd Apartments challenged the traditional approach to infill housing. Rather than introducing large apartment blocks or attached townhomes into an established single-family neighborhood, AVID Architects developed a "medium-density" housing concept that increases the number of attainable homes while remaining compatible with the surrounding residential fabric.

The design consists of three, three-story buildings with 12 apartments each. By carefully designing within the maximum building code allowances for a single-stair, elevator-free configuration, the team achieved efficient density without sacrificing neighborhood scale or project affordability. Residential proportions, front porches, and familiar architectural forms help the buildings blend naturally alongside nearby homes and duplexes, resulting in broad community support and a streamlined review process.
